Rental Rates Information

Please contact us if you would like a personal quote for the dates that you are interested in using the Contact Us page form.

General Rate Information

Our rates are based on a four season system:

Low Season - January, February, November, December
Mid Season - March, April, May, September, October
High Season - June, July, August
Peak Season - Weeks covering Easter, Thanksgiving, Christmas & New Year

Our base prices are in Pounds Sterling. For non-UK residents we can also quote and accept payment in US Dollars.

• All prices are per week and subject to 12% tax (13% for Sunshine Villa at Terra Verde as it is in Osceola County).
• Extra nights are calculated pro-rata.
• Once a rate has been quoted it is fixed irrespective of subsequent exchange rate fluctuations.
• We normally only accept bookings of one week or more. We occasionally will make shorter bookings, but these may be subject to an additional charge for cleaning.
• An additional charge of £85 ($150) per week is applicable should you wish the pool heated - please note that the pool heater will be required for full use of the hot-tub. For Sunshine Villa at Terra Verde the charge is £105 ($175) as it has a larger pool and costs more to heat.
• We can also provide a cot/crib, high chair, baby bath, stair gate and baby monitor free of charge, however should you require additional items the hire can be arranged on your behalf. Please ask for details.
• This works out at a staggeringly low starting rate of £8 or $15 per person per night. It is also worth taking a close look at what we offer for our rates - very few will compare to Sunshine in Floridas Villas, so even for smaller groups it is excellent value for money.

Terms and Conditions Of Booking

Please contact us for our full terms and conditions, however here are the main points to note.

A £125 or $225 per week deposit is required to confirm the booking and final payment is due 8 weeks prior to travelling. We also ask for a small security deposit to be paid which will be refunded within 28 days of your vacation ending, dependent on a property inspection.

Once a rental rate is agreed it is fixed independant of any exchange rate fluctuations that subsequently occur.

Cancellations

More than 8 weeks prior, 25% of the cost of the villa rental.

Between 8 and 4 weeks prior, 50% of the cost of the villa rental.

Less than 4 weeks notice will result in the full cost being paid.

Please also note that we have a strict No Smoking or Pets policy for the benefit of all our guests and to keep the insurance company happy!!! We also provide various equipment and sports gear for your holiday enjoyment, however a disclaimer is required to be signed beforehand accepting it's use at your own risk.

Tax

It has come to our attention that some villa owners are telling non-US residents that they do not have to pay the tax and worse still, some charge tax and they do not actually pass it on to the tax collector!

The rules are that every villa rental is liable for State & Local taxes no matter the country of residence of the guest, owner or where the booking was made. We declare all our rentals and pay the tax monthly and will happily provide a receipt of our tax payment for the month of any guests stay.
